What this market does to a loan file
Rio Rancho is where most of the metro's new construction happens, which makes it the place where builder preferred-lender incentives are most aggressive. Those incentives are typically a closing cost credit conditional on using the builder's lender.
Our standard move is to price your file on our panel and then read the builder's estimate next to ours on the same page. Sometimes the incentive wins outright. Sometimes it is funded by a higher note rate that costs more over four years than the credit is worth.
USDA eligibility is the other Rio Rancho quirk. The eligible boundary genuinely runs through neighborhoods, so two houses on the same street can have different answers. We check by address.
