We are a brokerage, not a lender
The Garza Mortgage Team arranges mortgage loans. We do not lend our own money, we do not underwrite, and we do not make the credit decision. Your loan is made by the wholesale lender the file is placed with, and that lender is named on your Loan Estimate.

How we are compensated
On any given loan our compensation is either lender-paid, out of the pricing on your loan, or borrower-paid, at closing. Federal rules prevent us from receiving both on the same transaction. Which arrangement applies is disclosed in dollars on your Loan Estimate, and we will tell you which one we are using before you choose a lender.

Referral relationships
We do not pay, and do not accept, any fee or thing of value for the referral of settlement service business. Any co-marketing with real estate professionals is cost-shared at fair market value and documented.

We collect only what is needed to arrange your loan and we share it only with the lender, title, insurance and settlement providers involved in your transaction. We do not sell personal information. See the privacy policy for the full position.
