What this market does to a loan file

Large parts of Valencia County sit inside USDA eligible tracts, which makes zero-down financing genuinely available to buyers who assume it is not. The household income test catches more people than the map does, so we run both checks in the first conversation.

Small acreage is the other feature of this market. A home on two or three acres is common and usually fine, but outbuildings, a second dwelling or anything that reads as income-producing can push a file away from agency financing and toward the portfolio bank on our panel.

Septic and well are normal here. On government loans both need testing and the results become underwriting conditions, so we schedule them early rather than in the final week.

Local notes

Well and septic testing
Required on government loans and scheduled in week one so results are not the last condition.
Acreage and outbuildings
Value attributable to land and barns has limits. We check the likely appraisal split before the offer.
Household income
USDA counts adults who are not on the loan. This is the test that surprises people.
