What this market does to a loan file
The East Mountains are a genuinely different underwriting problem. Shared private roads need a maintenance agreement in the title file. Wells need testing. Propane tanks need to be owned or leased on documented terms. None of it is exotic, all of it takes an extra week if nobody plans for it.
Comparable sales are spread out and often old. An appraiser may go five miles and eight months back to find a comparable, and that is acceptable with the right commentary. We supply the commentary in advance where we can.
Some addresses sit inside USDA eligible tracts, which makes zero down possible in places buyers assume are out of reach.
