What this market does to a loan file
Albuquerque is not one housing market, it is about nine of them, and an appraiser working the Northeast Heights uses a completely different comparable set to one working Barelas. That matters to you because appraisal risk is the single most common reason a purchase falls apart here.
Older stock in the North and South Valley brings minimum property requirement call-outs on FHA and VA appraisals: roof life, peeling paint on pre-1978 homes, missing handrails, evaporative cooler condition. None of these kill a deal if you know about them before the appraiser walks in.
New construction on the west side brings a different problem, which is builder lender incentives. Those incentives are real, and sometimes they win. We will tell you when the builder's offer beats anything on our panel, because being right is worth more than being the one who closes it.
